If given the opportunity to build a home or building, which should be done first?   Should you have a building design drawn first and then shop for a lot to put it on.  Or, do you find a plot of land and then have a building designed to the lot?

If you have access to any plot of land then having your dream building design drawn up would make sense.  There are some people that go this route and eventually will find a lot to build.

However, a large percentage of you looking to make a change in your building will eventually run into a deal on a piece of land perfect for your building.  When someone goes this direction they are then challenged to find out what building design would best fit the lot.

Land First

Which ever direction is taken, contacting a building designer will be the next step.  The more experienced the designer the more likely they are in meeting the challenge of designing a building that will meet either need.

Logically, the easier route to take is first designing the Dream Home or Building.  This allows the designer to take a blank sheet of paper and design a building that gets close to the client’s dream.  However, this very seldom happens.  Even if you are carrying a complete design of your building, the land you put it on will result in the need for some sort of changes being made to those plans.  Many times it will result in a complete redesign.

Unless you are very stubborn in not making any changes to your dream building than the best route to take would be to first find the land. Then you can have the designer go to work fitting your dream to the lot.

Hire Experience

An experienced designer will usually provide several versions of designs that will sit nicely on the lot.   The key here is “Experienced”.  This means someone who knows building codes and zoning restrictions for the area.   Someone who design a building that can actually be built on the lot.  Having experience in designing building also makes the design cost more affordable.
